Kubanskie Novosti published five trends in Krasnodar Territory residents’ buying interest in housing in Thailand, identified by Alexey Kotlov, CEO of GZhA.rf. From mid-August to mid-September 2026, the share of interest in price reached 28% in the housing segment and 22% when choosing apartments.
Up to 27% of total interest in property relates to whether Russians can acquire it. In the housing segment Phuket accounts for 17% of interest and Pattaya for about 2%, while for apartments the figures are about 9% and 8%. The resale market and the search for the cheapest possible offer account for about 1%.
Three levels of choice
According to Alexey Kotlov, a buyer first assesses the budget in roubles, then finds out whether a Russian can acquire property and on what terms, and only after that chooses the location.
