SNIP1 published an article with commentary by Alexey Kotlov, CEO of GZhA.rf. The value of condominiums transferred to Russian citizens in Thailand in the first half of 2026 reached 3.603 billion baht, 75.9% more than a year earlier. Russians accounted for about 12.7% of the monetary volume of purchases by foreigners.
In Turkey, Russians bought 343 residential properties in August 2026 and remained the largest group of foreign buyers for the 53rd month in a row.
How to read these figures
According to Alexey Kotlov, the 75.9% growth in the value of Russian purchases does not mean that every buyer started spending 75.9% more. He names 4–6% net annual yield as a working benchmark for quality residential property in Thailand.
