The most affordable property in Istanbul fell in price by 21% in a year

· News, Turkey

On 29 September 2026 the SNIP1 portal published data from the GZhA.rf real estate agency on the most affordable offers in four Turkish cities. In September 2026 the most affordable property in Istanbul cost about 4.05 million roubles, 21% less than in September last year, when the lower bound of the offer was 5.1 million roubles. It is a 40 sq. m apartment in the Esenyurt district for 42,200 euros.

The lowest entry budget in September was in Alanya: about 3.16 million roubles for an 80 sq. m penthouse in Gazipaşa (33,000 euros). In Mersin the most affordable property was valued at about 3.26 million roubles (a 45 sq. m studio in Erdemli, 34,000 euros), and in Antalya at about 3.4 million roubles (a 60 sq. m apartment, 35,500 euros).

Commentary by Alexey Kotlov

According to Alexey Kotlov, CEO of GZhA.rf, Istanbul remains the more expensive of the cities reviewed, while in Alanya, Mersin and Antalya the lower bound is now in a narrow range of roughly 3.2 to 3.4 million roubles. The minimum price does not characterise a city’s whole market, but it is useful to a buyer as a guide to the entry budget.
