Phang Nga real estate by area: Khao Lak, Natai, Thai Mueang, Takua Pa

Phang Nga province covers the mainland stretch of Thailand's Andaman coast directly north of Phuket. The Sarasin Bridge links it to the island, so much of the Phang Nga coastline is within driving distance of Phuket International Airport. For buyers, this combines two things that rarely come together: a quiet, low-rise and largely natural setting, and access to Phuket's infrastructure, including the airport, international hospitals, schools and shopping centres.

Property in Phang Nga appeals to people who find Phuket too busy: families spending the winter in Thailand, remote workers, second-home buyers and investors focused on holiday rentals. Development here is far less dense than on Phuket's west coast, and many projects are villas and houses on their own plots rather than high-rise condominiums. Below is an overview of the four areas where most buyer interest is concentrated: Khao Lak, Natai, Thai Mueang and Takua Pa.

Khao Lak property for sale

Khao Lak is the best-known resort area in Phang Nga. Administratively it belongs to Takua Pa district and runs along the Andaman Sea as a long chain of beaches: Ban Nam Khem, Bang Niang, Nang Thong, Khuk Khak, Pak Weep and others. Unlike Patong or Karon on Phuket, Khao Lak has not turned into continuous urban sprawl: resorts and villas line the beaches, with tropical greenery and hills behind them.

The area's main natural attraction is Khao Lak Lam Ru National Park, with forest trails, waterfalls and coastal viewpoints. Boats to the Similan Islands, one of Thailand's best-known diving destinations, leave from Thap Lamu pier to the south. The Similans are part of a marine national park that is open to visitors in the dry season and closes during the monsoon, so seasonality in Khao Lak is more pronounced than on Phuket. Keep this in mind if you plan to rent your property out: most demand falls in the high season.

Khao Lak was hit by the tsunami of 26 December 2004, and the area keeps its memory: there is a memorial in Ban Nam Khem, and in Bang Niang a police boat carried inland by the wave has been left in place as a monument. After the tsunami Thailand built an early-warning system, and evacuation route signs line the coast. When choosing a property near the sea, look at its position relative to evacuation routes and the elevation of the plot.

Everyday life in Khao Lak is well covered: supermarkets, markets, restaurants, pharmacies, clinics and tourist services. For specialist medical care, international schools and large shopping malls, residents usually travel to Phuket. The Khao Lak property market includes pool villas, townhouses, small beachside condominiums and land plots. Buyers value the area for its wide sandy beaches, Andaman sunsets and the feel of a genuine resort without a city around it.

Natai villas for sale near Phuket airport

Natai is a beach in Khok Kloi sub-district of Takua Thung district, at the far south of Phang Nga. It is the closest part of the province to the Sarasin Bridge and therefore to Phuket and its airport: of all the province's coastline, it is the most convenient spot for people who fly often or want to use the island's infrastructure while living off it.

Not long ago Natai was an almost empty beach with a few fishing villages. In recent years premium villas, boutique hotels and gated resort communities with golf courses and lakes have appeared here. The coastline is long and straight with a wide beach; there is no dense beachfront development, and much of the land behind the beach is still coconut groves, rubber plantations and ponds.

Several of the larger projects in our catalogue, such as Aquella Lakeside and Goshen Lake, are located around Natai and neighbouring Thai Mueang. Buyers are drawn by the format: a detached villa or house with its own pool and plot, a management company and resort facilities within the community, all in a much calmer setting than Phuket's west coast.

Infrastructure in Natai itself is still modest: convenience stores, local markets, cafés and hotel restaurants. For bigger shopping trips, residents go to Khok Kloi, Takua Thung or Phuket. Natai suits those looking for privacy, proximity to the airport and the development potential of an emerging area, accepting that city life is not the point here.

Thai Mueang: nature and a long beach

Thai Mueang is a district in southern Phang Nga between Takua Thung and Takua Pa, with its own small district town. Its coastline is one of the longest unbroken beach coastlines on Thailand's Andaman side. Much of it lies within Khao Lampi Hat Thai Mueang National Park, so casuarina groves still line the shore and development right on the sea is limited.

Thai Mueang beach is known as a sea turtle nesting site. A turtle release festival is held in the district every year as part of conservation programmes, and the national park runs a nursery. Inland, the Khao Lampi section of the park has waterfalls and forest trails. For residents this means a natural setting, quiet beaches and no tourist nightlife.

Thai Mueang is well placed: it sits between Natai and Khao Lak on the main coastal highway, so you can drive south to Phuket or north to Khao Lak. Golf resorts and villa communities are appearing in the district, positioned for permanent living or long seasonal stays rather than short holiday lets.

When buying in Thai Mueang, check where the plot lies relative to national park boundaries and the coastal zone: building rules in protected areas are stricter. We verify land documents and the developer's permits before booking as part of our standard safe-deal procedure.

Takua Pa: the historic town next to Khao Lak

Takua Pa is one of the province's historic centres and the district that Khao Lak resort belongs to. The town grew on tin mining: mines once operated here, and traders, including many of Chinese origin, settled in the area. That era left an old town of Sino-Portuguese shophouses, two-storey arcaded buildings typical of the tin towns of the Andaman coast, like the old quarter of Phuket Town.

Takua Pa old town hosts a weekend walking street market, and the surroundings have temples, local markets and fishing villages. The town itself is above all a place of everyday Thai life: banks, government offices, a hospital, schools and markets. For a foreigner living in Khao Lak, Takua Pa is the nearest full administrative and commercial centre.

Property in Takua Pa town is mostly aimed at the local market: houses, shophouses and land. For overseas buyers, the area is interesting mainly as part of the wider Khao Lak zone: coastal villages of Takua Pa district such as Khuk Khak, Bang Niang and Ban Nam Khem offer villas and houses a few minutes from the beach while staying close to the district town's services.

Roads, climate and everyday life

The province's main transport artery is the highway running along the Andaman coast from the Sarasin Bridge north through Thai Mueang and Khao Lak to Takua Pa and on towards Ranong. Almost every coastal area of Phang Nga sits along this road, so a car or motorbike is the most practical way to get around. There is public transport, intercity buses and songthaews, but it serves local residents and does not replace a car. Many developers and management companies arrange Phuket airport transfers for owners and guests.

Phang Nga has a tropical monsoon climate, like Phuket. The dry season, with calm seas and sunshine, brings the most visitors. The rainy season brings downpours, rough seas and the closure of some marine routes, but the landscape turns its greenest and rental prices drop. For people who live in Phang Nga year-round, the rainy season is simply part of the year rather than an obstacle.

Daily life in Phang Nga is calmer than on Phuket: less traffic, less noise, more space. In exchange, you plan trips to Phuket for big shopping, specialist doctors and international schools. Many buyers choose exactly this balance: living quietly by the sea while staying within driving distance of the airport and the island's infrastructure.

What property you can buy in Phang Nga

Most of the supply is pool villas and houses in residential communities. A Phang Nga villa for sale is typically either part of a gated resort community with a management company or a standalone project on its own plot. Houses in communities are usually single-storey with a small garden and parking and are often chosen for permanent living. Condominiums are far fewer than on Phuket and are concentrated in Khao Lak, where a Khao Lak condo for sale is usually a unit in a small low-rise building near the beach.

Phang Nga land for sale comes in many forms: near the sea, in the hills with views, or among plantations. Before buying land, check the title deed type, the permitted use and access to utilities. We help verify the property and choose the ownership structure before you pay a deposit.

How a foreigner can buy property in Phang Nga

The rules for buying in Phang Nga are the same as anywhere in Thailand. A foreigner can own a condominium unit freehold within the building's foreign quota. Foreigners generally cannot own land directly, so villas and houses on a plot are most often bought on a long-term land lease (leasehold) with ownership of the building, or through other lawful structures chosen for the specific case together with a lawyer.

Before booking, we check the land documents (title type matters in Phang Nga, as some land is agricultural or lies near protected areas), the building permit and the developer's track record. You can close the deal in person or fully remotely through our escrow technology, refined over many years: funds are released to the developer in stages as conditions are met.

Catalogue prices are developer prices as of the update date. We confirm the current price, availability and payment plan before booking. For a shortlist that matches your budget and goals, whether living, seasonal stays or rental income, message us via messenger.

Phang Nga property FAQ

Where is Phang Nga and how far is it from Phuket?

Phang Nga is a province on Thailand's Andaman coast directly north of Phuket, linked to the island by the Sarasin Bridge. Its southern beaches, Natai and Thai Mueang, are closest to Phuket and its airport; Khao Lak lies further north.

Can a foreigner buy a villa in Phang Nga?

Yes. A foreigner can own the building (villa or house), while the land beneath it is usually held on a long-term lease (leasehold). Condominium units can be owned freehold within the foreign quota. We choose the structure with a lawyer for each property.

Which area of Phang Nga should I choose?

Khao Lak is an established resort with beaches and access to the Similan Islands. Natai is closest to Phuket airport, with premium villas and resort communities. Thai Mueang offers a long natural beach and a national park. Takua Pa is the historic town and administrative centre next to Khao Lak.

Can I buy property remotely?

Yes. You can close the deal in person or fully remotely through our escrow technology: we verify the documents, and payments to the developer are released in stages as conditions are met.

Are catalogue prices final?

They are developer prices as of the catalogue update date. Before booking, we confirm the current price, availability and payment terms.

Is there a season in Phang Nga?

Yes. The high season on the Andaman coast falls in the dry months; during the monsoon the sea is rough and the Similan Islands marine park closes to visitors. Factor this into any rental income estimate.

Can I rent a villa in Khao Lak?

A Khao Lak villa for rent or Khao Lak property for rent (long term) is not part of our catalogue yet: this section lists property for sale, including villas with a private pool. If you want to live in the area before buying, message us and we will suggest how to start.

Can I buy land in Phang Nga or Khao Lak?

Yes, Phang Nga land for sale and Khao Lak land for sale are available, but foreigners generally cannot hold land directly. A long-term lease (leasehold) or another lawful structure is used; before buying we check the title deed type and permitted use.

Are you a real estate agent in Phang Nga or Khao Lak?

Bring your buyers to the villas and houses in this section or list your properties with us. Leave your contact details and we will discuss terms.
