Sihanoukville is Cambodia's main seaport. The city is linked to Phnom Penh by an expressway that opened in 2022, and Sihanoukville International Airport operates in the Ream area. The islands of Koh Rong and Koh Rong Sanloem are nearby and served by ferries and speedboats.

The developer gives prices on request for a specific unit. Prices come from public listings and the developer's materials as of the check date; we confirm the current price and availability in writing for the unit you choose.

Under Cambodia's 2010 law a foreigner can own a condominium unit above the ground floor, with foreigners together limited to 70 percent of the units in a building. Before a deal we check the title type (strata/hard title or leasehold) and the building's registration.

What to check before buying

A copy of the title and its type, the project's registration and the seller's authority, the actual construction stage on site, whether the payment schedule is tied to construction milestones, the refund terms for the reservation and deposit, the management fee and the rules for renting the unit out. We collect these documents and point out what to look for in the contract before you transfer any money.

If you buy to rent out, decide in advance who will manage the unit

The building's management company, a hotel operator or a private agent. Ask what share of income the manager takes, who pays for furniture, utilities and repairs, how often you get statements and whether you can use the property yourself. Buying from abroad needs a passport, a bank transfer in US dollars and, if required, a power of attorney; we help prepare all of this so the deal goes through without extra trips.
